What you get when you purchase home plans through
Home Plan Locator
First and foremost, you obtain the right to build
the home you have purchased plans for once.
Home plans offered through Home Plan Locator are clear, complete
blueprints with all necessary dimensions and details for building
the home. Each plan has been designed by a home designers and/or
licensed architect. Each designer/architect has designed the home
to meet the local building codes of his/her place of business. Designs
meet at least one of the recognized building codes known as the
Basic Building Code, Standard Building Code or Uniform Building
Code.
Construction Sets vary in elements included
depending on the particular attributes of the home. Each designer
may offer different or additional elements as seen fit.

Purchaser agrees to comply with all local codes
and building regulations. The house plans featured on the homeplanlocator.com
web site are prepared by independent building designers and architects.
All plans comply with national recognized building codes (either
the Uniform Building Code, Standard Building Code, or Basic Building
Code) in effect at the time they were drawn. Because local and state
building regulations vary from region to region and are constantly
changing, absolute conformance to purchaser's specific requirements
is impossible. Therefore, Cluzi Online, the owner and operator of
homeplanlocator.com, authorizes the sale and uses of these plans
expressly conditioned upon the purchaser's obligation and agreement
to strictly comply with all applicable codes, ordinances, regulations
and requirements. Note that certain states require the services
and seal of an architect registered in that state.
Purchaser agrees to check and verify all dimensions
and materials before construction. Due to regional variations, Cluzi
Online cannot and does not guarantee the availability of any materials
or products suggested or specified on plans. Any discrepancies or
questions must be reported to the respectful designer/architect
prior to the start of construction.
Purchaser agrees that the use of the plan is for
the construction of one house only, and that the plan or any part
of it will not be reproduced by any means without the written consent
of the copyright owner.
Prices and conditions are subject to change without
notice. All sales are final, no refunds.

CONSTRUCTION SET: A CONSTRUCTION SET
consists of five (5) CONSTRUCTION COPIES.
CONSTRUCTION COPY: A CONSTRUCTION COPY includes, but is not limited
to, front, left, right, and rear elevation plans, floor plans, roof
plans, foundation plans, foundation details, etc. It shall include
all information necessary to build the house described on the plan,
but does not need to have engineering certification or certification
for any building codes other than AFFILIATE DESIGNER's local code.
REVIEW SET: A REVIEW SET is offerd by some AFFILIATE DESIGNERS to
allow you to better view the plan and make a decision about the
home plan you are considering. It is similar to a CONSTRUCTION COPY
in many ways and is clearly designated "Not for construction". REVIEW
SETs may vary in size and items included from AFFILIATE DESIGNER
to AFFILIATE DESIGNER.
EXTRA COPY: An EXTRA COPY is like a CONSTRUCTION COPY in every way
except that it can only be sold to a customer if they bought a CONSTRUCTION
SET of the same plan. The EXTRA COPY is for construction. EXTRA
COPIES are restricted to up to 4 EXTRA COPIES per CONSTRUCTION SET
purchased.
FLOOR PLANS: show the location of walls and the
dimensions for rooms, doors, windows, stairways, etc., for each
level of the house.
EXTERIOR ELEVATIONS: show the front, rear and
sides of the house, including exterior materials, details and measurements.
FOUNDATION PLANS: include drawings for a standard,
daylight or partial basement, crawlspace, pier, or slab foundation.
All necessary notations and dimensions are included. (Foundation
options will vary for each plan. If the home you want does not have
the type of foundation you desire, please order the plan and then
contact the designer/architect of your plan to request an additional
foundation plan. Fees apply.)
ROOF PLANS: show slope, pitch and location of
dormers, gables and other roof elements, including clerestory windows
and skylights. These details may be shown on the elevation sheet
or on a separate diagram.*
CROSS SECTION & WALL DETAILS: show details
of the house as though it were sliced from the roof to the foundation.
The cross sections elaborate on the home's construction, insulation,
flooring and roofing details.
NOTE:
*If trusses are used, we suggest using
a local truss manufacturer to design your trusses to comply with
your local codes and regulations.
**Due to regional variations, local availability of materials, local
codes, methods of installation, and individual preferences, it is
impossible to include detail on heating and plumbing work on your
plans. The duct work, venting, and other details will vary depending
on the type of heating and cooling system (forced air, hot water,
electric, solar) and the type of energy (gas, oil, electricity,
solar) that you use. These details and specifications are easily
obtained from your builder, contractor, and/or local suppliers.
